A leading property-focused private credit fund is seeking an Investment Associate to join its growing real estate debt team. The role is ideal for someone with strong analytical capability, an interest in property markets, and experience assessing real estate-backed lending opportunities. You will work across origination, underwriting, execution, and portfolio management for property debt transactions spanning development, construction, acquisition, and investment finance.
What you’ll do

Support end-to-end execution of real estate debt transactions across residential, commercial, industrial, and mixed-use property sectors.

Build and analyse detailed financial models including feasibility studies, debt sizing analysis, sensitivity testing, and cash flow forecasting.

Undertake property-specific due diligence including market assessments, valuation reviews, construction budgets, and developer capability analysis.

Assist in structuring senior secured, stretched senior, mezzanine, and preferred equity transactions for developers and property investors.

Prepare investment papers and present recommendations to the Investment Committee.

Conduct credit analysis of borrowers, sponsors, and underlying property assets.

Coordinate with valuers, QS consultants, legal advisers, and project managers throughout the underwriting process.

Support ongoing portfolio management including monitoring construction progress, covenant compliance, loan drawdowns, risk identification, and borrower engagement.

Track property market trends, sales rates, construction activity, and macro factors influencing asset performance.

Build strong relationships with brokers, developers, investors, and market intermediaries to support ongoing deal flow.
What you bring
-
2–5 years’ experience in private credit, property finance, real estate investment, valuation, funds management, or related fields.

Strong financial modelling skills with the ability to build feasibility and development finance models from scratch.

Understanding of property lending structures, construction funding, covenants, and security packages.

Ability to interpret QS reports, valuations, feasibility studies, and planning documents.

Strong commercial acumen and familiarity with property markets, supply/demand drivers, and development risk.

Excellent communication skills and confidence dealing with developers, brokers, and external advisers.

High attention to detail and an ability to manage multiple deals simultaneously in a fast-paced environment.

Tertiary qualifications in finance, commerce, property, economics, or a related discipline.

Exposure to legal documentation such as facility agreements, intercreditor deeds, and security documents is advantageous.
